With a loan in hand, Twin Pines Associates developed a 14,335 square foot building with 17 residential units in Lansdale, Montgomery County, Pa., for families living at or below 80 percent of the median area income. Affordable Apartments for Seniors. 52 one-bedroom and 8 two-bedroom apartments in Ambler, Montgomery County, Pa., were made available to senior citizens living at 40 to 50 percent of the area’s median income with a loan to Ambler Plaza managed by The Ingerman Group. Homes for Ex-Prisoners. Liberty Ministries received a loan for a home in Schwenksville, Montgomery County, Pa., for a residential duplex to be rented to male ex-prisoners with annual incomes less than 60 percent of the area’s median income. Together the units serve 10 single men, plus an on-site Housing Assistant and Resident Program Director. Liberty Ministries formed in 1980 as a Christian-based outreach to prisoners at Montgomery County Correctional Facility and the State Correctional Institution at Graterford. In addition to their prison visiting program for men and women, they offer a nine-month residential program to male ex-prisoners designed to give them Biblically based life skills to reintegrate in their communities. Homes for Low Income Seniors. Red Hill Senior Associates, LP received a loan for the establishment of Red Hill Villas in Montgomery County, Pa. Section 8 Housing for Seniors. St. James Place, a Limited Partnership received a loan for a property in, Downingtown, Chester County, Pa. The property is a 28,515 square foot, 2 story, 40-unit apartment building for residents who meet Federal requirements for Section 8 housing. The apartments are operated by Arbor Management. Arbor Management, LLC is the management agent for over 40 properties located in several states. This diversity allows Arbor to offer expertise in a variety of affordable housing programs on both the state and federal levels. Programs administered by Arbor include: Section 8 (family and elderly), Section 236, LIHTC (family and elderly), Rural Development, Home Funds, Federal Home Loan Bank Affordable Housing Program, HODAG and Hope VI. Group Homes for Mentally and Physically Handicapped. Indian Creek Foundation of Souderton, Pa, is a non-profit organization that provides residential housing, life and social skills training, work experience, and day program space for adults with developmental disabilities. They have received several loans:

  • One loan allowed Indian Creek Foundation to avoid displacing six clients with handicaps living at in Harleysville, Montgomery County, Pa., by buying the home they were leasing when the former landlords decided to sell. (Loan Pool III – 4/26/2007)
  • Another loan allowed Indian Creek Foundation to purchase a home for 3 or 4 clients to live in Franconia Township, Montgomery County, Pa. (Loan Pool III – 5/15/2007)
  • Another recent loan allowed Indian Creek Foundation to purchase a home for 4 clients to live in Sellerville, Montgomery County, Pa. (Loan Pool IV – 5/22/2007)

Homes for Adults with Mental Health and Mental Disabilities. Donna Mengel is the founder and owner of Lamb Foundation, a nonprofit organization that provides homes to 175 individuals who have low to moderate incomes. Ms. Mengel rents the homes she buys to the Lamb Foundation. In turn, Lamb Foundation rents the homes to individuals, who have mental health or mental disabilities. Lamb offices are located on Main Street in North Wales, Montgomery County, Pa., and the organization raises funds through the nearby Sweet Repeats Thrift Shop and its sister business on eBay, Sweet-E-Repeats. Lamb has received many loans for building in North Wales including loans for:

  • Four houses used as homes for Lamb residents. (Loan Pool II – 5/9/2003)
  • A single family home to be converted into 2 residential units, providing housing for 8 residents. (Loan Pool IV – 9/7/2007)
  • A residential duplex to provide housing for 8 residents. (Loan Pool IV – 9/27/2007)

Sharon Hill Commons received a loan to establish safe, affordable housing for low income families with housing payments of not more than 30 percent of household gross income. They used the loan to provide an 11-unit apartment building and 20 residential townhomes at one site and a 2-unit residential building and 18 residential townhomes at another site in Sharon Hill, Delaware County, Pa.
