What makes a community? Ask ten people and, most likely, you will not receive one definitive answer. The list of essential elements can be extensive, but after more than a decade of funding initiatives targeted at neighborhood revitalization, Community Lenders understands that communities do not emerge from bricks and mortar alone. 

Successful communities offer residents and visitors security, proximity to essential resources, and positive social interactions. That is why Community Lenders strives to create more than just buildings; our projects are often catalysts for enhancing the quality of life for those who live in and frequent the communities we support. Our lending partners support this philosophy. 

 

 

 

The mission of Community Lenders is to provide long-term financing to organizations that work to improve their communities. We help mission-driven organizations in Bucks, Chester, Delaware, Montgomery, and Philadelphia Counties by making competitive loans with favorable terms that ultimately build their communities. By pooling loan money, our 25 member banks are able to share in the risk while helping build a stronger community.

Habitat for Humanity of Montgomery County, PA will be able to prepare its new ReStore at 533 Foundry Road in West Norriton for a grand opening in September 2010 thanks to a loan provided by Community Lenders. In addition, the nearly 20,000 sq. ft facility will house Habitat affiliate offices, allowing 10% annual growth, and will also provide space for their construction warehouse and wood shop.
Pentecostal Square

The Ingerman Group has made a huge impact in the city of Chester by constructing a beautiful 70 unit affordable senior housing apartment complex in partnership with First Pentecostal Holy Church.  This new facility provides a safe, clean environment for the area seniors.
The Brandywine Center houses health services, resource centers, and low-income apartments for seniors. Community Lenders’ loan to the Coatesville Health Development Corporation is for a newly constructed 4-story building in Coatesville, Pa. The Brandywine Center houses ChesPenn Health Services, Child Guidance Resource Centers, Chester County Community Dental Center, and Human Services, Inc on the first and fourth floors. The second and third floors consist of 24 low-income senior apartments. (Loan pool IV – 6/24/08)

Housing, Day Programs for the Mentally Challenged. With multiple locations throughout Montgomery County, Pa., Hedwig House, Inc., provides programming and housing for mentally challenged clients.

  • A loan for a twin home used as a group home in Pottstown, Montgomery County, Pa. (Loan Pool III – 2/27/2007)
  • A loan in 2001 helped set up a 6,469 square foot mixed use commercial and residential building for program space plus housing for five clients in Norristown, Montgomery County, Pa. (Loan Pool I – 1/17/2001)
  • A loan made in 2002 opened up administrative space, a clubhouse, and two residential apartments in Ardmore, Montgomery County, Pa. The residential units are occupied Hedwig House clients who have income at 50 percent or less of the area median income. (Loan Pool I – 8/8/2002)
  • One in 2002 helped convert two buildings, one in Lansdale, and one in Abington, Montgomery County, Pa.. The 4,204 square foot property in Lansdale is used as a clubhouse and for work-oriented day programs for mentally challenged persons. The 4,072 square foot Abington property is used as meeting rooms and offices for Hedwig House, plus a small residential apartment. (Loan Pool I – 10/24/2002)

A New Theater in Downtown Pottstown. A loan to Village Productions paid off the construction loan for a new theater facility in Pottstown, Pa., which opened in December 2008. The nonprofit Tri County Performing Arts Center is a black box theater with two world-renowned artists as honorary co-chairs—singer and songwriter Daryl Hall of Hall & Oates, and Romero Britto, a contemporary Miami painter and sculptor. Ambler Theater, Inc. consolidated construction debt to get more affordable payments. Our loan to Amber Theater, Inc. consolidated several pieces of construction financing acquired to renovate the building into 3 separate theaters. Monthly payments are now more affordable, freeing funds for their events and programs. Ambler Theater fosters arts, culture, and education through discussion groups and lectures, cultural events, matinees for kids, and more. (Loan Pool III – 10/17/08)

Faith-based counseling open to anyone, regardless of income or ability to pay. With a loan from Community Lenders, the Peacemaker Center purchased a recently renovated 1,524-square-foot office building in Downingtown, Pa. The organization provides individual, group, and family counseling for low- to moderate-income individuals in Chester County. (Loan Pool III – 9/16/08)

A center for retired and senior citizens in Bucks County. Our loan to the Bucks County Association for Retired and Senior Citizens was used to pay off the construction loan for the Pennridge Community Senior Center in Silverdale, Pa. The Association provides nutritional meals, educational activities, health and insurance information, and other services and information to help seniors maintain their health, independence, and dignity. Area seniors use the center as a place to get together with friends, participate in activities, and make new acquaintances. (Loan Pool IV – 6/24/08)
