Group homes for adults with developmental disabilities. BARC received two loans to purchase two houses that serve as group homes for adults with developmental disabilities. The single-family homes, which are located in Sellersville, Pa., and Hilltown, Pa., are home to as many as 11 adults who receive support and services from BARC. Based in Holicong, Pa., BARC is a non-profit organization that provides services for 900 adults and children with developmental disabilities in Bucks County. (Loan pool IV – 5/15/08)
Townhouses for Low to Moderate Income Individuals. Community Lenders was able to assist Better Homes, Inc. of Bucks County (BHI) by refinancing Silverlake Plaza Apartments, which contains 15 townhouses. BHI is a Community Housing Development Organization and has been a developer of affordable housing for over 25 years. BHI has rehabilitated and sold nearly 100 homes and has an inventory of nearly 65 family rental units, including two Low Income Housing Tax Credit, multi-family apartment complexes. Emergency Shelter and Transitional Housing. Working with the Indian Valley Housing Corporation, Community Lenders provided a loan to convert a single-family home into 4 apartments in, Sellersville, Bucks County, Pa. Clients of IVHC will receive emergency shelter or transitional housing here while receiving counseling on homelessness prevention. IVHC’s goal is to help people become self-sufficient. Townhouses for Low Income Individuals. The Interfaith Housing Development Corporation of Bucks County received two loans, for establishing a new, 20-unit townhouse development. Interfaith Housing Development Corporation of Bucks County is an interfaith partnership of 30 Catholic, Protestant, Jewish, and Quaker organizations created in 1987 to address the needs of the homeless and the lack of affordable housing within Bucks County, Pennsylvania. Their mission is to provide housing for sale or rent to low income families and the homeless, and to assist them in becoming self-sufficient.
They create affordable housing by rehabilitating "blighted" homes or occasionally building new ones. These homes provide the right opportunity for low income and homeless families to secure permanent housing. They can buy, rent, or lease-purchase one of their homes. Volunteers are used to do much of the work, which keeps construction costs low, so savings may be passed on. (Loan Pool III – 5/11/2007)
Section 8 Housing in Montgomery County. Loan money for Greenfield Commons allowed for conversion of a former PECO facility in Ardmore, Montgomery County, Pa., into 53 one-bedroom apartments for low income seniors. The building is managed under a 10-year Section 8 contract through the Montgomery County Housing Authority. (Loan Pool III – 12/19/2006)
Moderate Income Housing for Seniors. A loan for Park View at Cheltenham helped to build a new 74-unit apartment building for seniors with moderate income in Elkins Park, Montgomery County, Pa. The property is owned and managed by The Shelter Group, a national real estate development and property management company specializing in multi-family and senior living rental communities. The Park View communities were begun in 1989 to serve seniors whose income is too high to permit government assistance but too low to support entry into many conventional retirement centers. Typically, Park View communities comprise 100 units in a three-story mid-rise building and serve people whose income is less than 60 percent of median income within the region. Affordable Housing for Families. Sharon Hill Commons received a loan to establish safe, affordable housing for low income families with housing payments of not more than 30 percent of household gross income. They used the loan to provide an 11-unit apartment building and 20 residential townhomes at one site and a 2-unit residential building and 18 residential townhomes at another site in Sharon Hill, Delaware County, Pa. Homes for Seniors With Below Area Medium Income. French Creek Housing Partnership received a loan for a 70-unit, low income housing project for seniors at or below 60 percent of the area median income. The project is located in Phoenixville, Chester County, Pa. (Loan Pool II – 1/12/2005)

Homes for Adults with Mental Health and Mental Disabilities. Donna Mengel is the founder and owner of Lamb Foundation, a nonprofit organization that provides homes to 175 individuals who have low to moderate incomes. Ms. Mengel rents the homes she buys to the Lamb Foundation. In turn, Lamb Foundation rents the homes to individuals, who have mental health or mental disabilities. Lamb offices are located on Main Street in North Wales, Montgomery County, Pa., and the organization raises funds through the nearby Sweet Repeats Thrift Shop and its sister business on eBay, Sweet-E-Repeats. Lamb has received many loans for building in North Wales including loans for:

Group Homes for Mentally and Physically Handicapped. Indian Creek Foundation of Souderton, Pa, is a non-profit organization that provides residential housing, life and social skills training, work experience, and day program space for adults with developmental disabilities. Section 8 Housing for Seniors. St. James Place, a Limited Partnership received a loan for a property in, Downingtown, Chester County, Pa. The property is a 28,515 square foot, 2 story, 40-unit apartment building for residents who meet Federal requirements for Section 8 housing. The apartments are operated by Arbor Management. Arbor Management, LLC is the management agent for over 40 properties located in several states. This diversity allows Arbor to offer expertise in a variety of affordable housing programs on both the state and federal levels. Programs administered by Arbor include: Section 8 (family and elderly), Section 236, LIHTC (family and elderly), Rural Development, Home Funds, Federal Home Loan Bank Affordable Housing Program, HODAG and Hope VI. Homes for Low Income Seniors. Red Hill Senior Associates, LP received a loan for the establishment of Red Hill Villas in Montgomery County, Pa. The property offers 68 units in a complex dedicated to low to moderate income seniors. The property is also managed by Arbor Management. (Loan Pool II – 2/26/2004)
Homes for Low Income Families. Community Housing Services, recipient of other Mixed-Housing Loans, received a loan in 2003 for two homes and a total of 8 residential apartments located in North Wales, Montgomery County, Pa. See other loans to Community Housing Services. (Loan Pool I – 2/26/2003)
Homes for Ex-Prisoners. Liberty Ministries received a loan for a home in Schwenksville, Montgomery County, Pa., for a residential duplex to be rented to male ex-prisoners with annual incomes less than 60 percent of the area’s median income. Together the units serve 10 single men, plus an on-site Housing Assistant and Resident Program Director. Liberty Ministries formed in 1980 as a Christian-based outreach to prisoners at Montgomery County Correctional Facility and the State Correctional Institution at Graterford. In addition to their prison visiting program for men and women, they offer a nine-month residential program to male ex-prisoners designed to give them Biblically based life skills to reintegrate in their communities. Affordable Apartments for Seniors. 52 one-bedroom and 8 two-bedroom apartments in Ambler, Montgomery County, Pa., were made available to senior citizens living at 40 to 50 percent of the area’s median income with a loan to Ambler Plaza managed by The Ingerman Group. With a loan in hand, Twin Pines Associates developed a 14,335 square foot building with 17 residential units in Lansdale, Montgomery County, Pa., for families living at or below 80 percent of the median area income.
